Downtown Glendale – The New Concrete Jungle

If the originating parties of the city of Glendale made their way to modern day, they would find that their once empty 30 square miles of land is now a concrete jungle. Waving cranes and stilted ladders are the site to see in downtown Glendale. 

The third largest city in LA County officially does not have a single piece of vacant land available to build on. The last few that remained are now being sketched in an architect’s boardroom for the next residential project takeover in the city.  There are over 10 projects either currently being worked on or in the process of beginning construction. Builders however are careful to build these as apartments for rent yet with the standards of condominiums in case that market ever returns to their favor.

Here is a rundown of a few of the projects that you see while driving around town.

Eleve Glendale aka Broadway Lofts

Location: Broadway and Maryland

Specs: 5 stories, 208 apartments including micro one bedroom and two bedrooms

Description: This project is designed for the younger generations that migrate to the city; a type of live and work community building which will house restaurants and shops.

Brand + Wilson

Location: Well, Brand and Wilson

Specs: 6 story building with 238 units, 388 parking spaces

Description: Set to break ground sometime in 2013, this space accounts for 60,000sqft of rectangular boulevard space and 10,000sqft of retail space.

Courtyard Mariott

Location: Central and Wilson

Specs: 11 stories with over 173 rooms

Description: The famed business hotel brand is set to break ground in Downtown Glendale come 2013.

Triangle Project

Location: Central, Los Feliz Blvd and San Fernando

Specs:  Two 5 story structures, 218 multi-family units

Description: A triangular live + work structure consisting of 54,000 sqft of commercial space that will cater to the Glendale, Atwater and Los Feliz neighboring cities. Plans are complete and construction is set to begin mid 2013.

With many more projects underway in the city, you will be sure to get confused on which is which. Don’t be overwhelmed, I’m sure the city council has thought long and hard before approving projects of this grandeur. Let’s see how they all shake out come 2013.
