Working with Michael was truly an amazing experience. I have bought and sold homes several times in the past 10 years and never had any AGENT that was so dedicated and genuine as Michael. In August of 2015, we met with 3 agents and and after having a hefty conversation with all 3 of them, we decided to give our listing to Michael as we really liked his game plan. Our magic number was $510,000, Michael provided us with recent sales and guaranteed us that if we would spend less than $2,000 on small improvements, he would be able to sell our home in the $530,000 to $540,000 range and for any reason if it didn't, he will reduce his commission by that same amount. So we took his advice and within a week, our homes curb appeal completely changed. Long story short, with in 45 days, we went into escrow for $537,000 and about 60 days after that, our escrow closed. Michael delivered as promised!! The whole process was smooth and efficient. He even helped us find an amazing rental property and paid for our professional moving. What an experience and what a great guy!!! Thanks Michael, you have a customer for life now!!
OMG! Michael was amazing! My husband and I worked with several agents in the past and it didn’t take a while to notice how pushy and impatient agents can be. It’s like they want to make a fast sale to get the commission without taking in consideration the buyers needs and desires. I met Michael through my new business partner and I must say, from the first impression, Michael looked like a genuine guy. He asked us a couple of strong questions in order to understand our needs, long term and short-term goals, our max budget, and what neighborhoods we desired the most. He knew about everything! The real estate side, mortgage loan business, appraisal valuations, and the rental market. He even made us switch lenders so we can save half a percent on our rate! After looking at several properties in the Cities of Lake Balboa, Granada Hills, and Northridge we came across on a Probate listing in Northridge. It was a beautiful 4 bedroom, completely remodeled pool home that we fell in love with. He explained to us how the Probate listings work and submitted an offer. Michael is very tech savvy as he was sending the purchase agreements on an electronic disclosure and we could sign from the comfort of our phone/tablet with ease instead of an older agent we used in the past that was constantly trying to track us down to get our signature in person. Property was listed for $649,000 we ended up closing escrow for $630,000 as Michael was able to negotiate the price down several times throughout the escrow and during the inspection. Our experience with Michael was amazing! We told all our friends and family about him and he also attended our house welcoming party with his beautiful wife and son. Working with Michael felt like working with family. It felt great walking into a property and Michael being the first to say, “We can do better than this!” You are crazy if you don’t use him in your next Real Estate transaction
I was getting married and had couple of months to find the dream home I was looking for. I met Mike at a birthday party and could tell right from the beginning this guy knew what he was talking about. For the next couple of weeks, we looked at maybe 30 homes in the neighborhoods of Woodland Hills, Northridge, and Granada Hills. My budget was for $900,000 and I told Mike for the right situation Ill be willing to pay little more. Mike found me a 4-bedroom 3500 square foot home on a cul de sac in a very desirable neighborhood of Granada Hills with amazing views of the city. The property was listed for $950,000 but he ended up negotiating the price down to $910,000. The entire process was smooth and Mike made sure to be in contact me my lender almost everyday and we closed in less than 30 days. Great agent and even better person. Thanks Mike! looking forward to puarchase my next investment property from you.

I met Michael trough a mutual friend about 3 months ago as I was contemplating how I can sell my home at top market value. We bought this house about a year ago and from day one after we moved in we realized that we made the wrong choice. When I met Michael, I just finished refinancing my home and it got appraised at $600,000, Michael told me exactly how he can sell my house for about 10% more than it got appraised. Since I have a big family and showing the house would be an issue on a daily basis, Michael informed us that the showings would only take place on the weekends when he would host an open house and for only 2 weeks. I was shocked when he came in the first Saturday for the open house with bunch of marketing material, a Wells Fargo loan officer, and a snack table that included fresh Starbucks coffee, and snacks for each and every open house he hosted. The first week I believe we received about 40 buyers that came to the open house, although people were ready to submit an offer, Michael wanted to do another open house and review all offers after that. Long story short, he listed the house for $599,000 and after multiple counter offers, we ended up selling the house for $650,000 with no appraisal contingency, 30 day escrow, and a 2 month rent back until we find out next home. Throughout the process Michael was very genuine, honest, and very organized. At the end, he delivered as promised and got us the most money for our house. I genuinely wish Michael the best as he handled the entire situation very smoothly without disturbing our peace of mind. I highly recommend everybody that’s thinking of selling or buying to use Michael Melik-Bakchian as there next real estate and see the results yourself.

Thanks Mike
