Buying a residential property in the Los Angeles area while living in Reston, Virginia creates additional challenges to an already demanding process. During the past 18 months, Martin and Mike routinely provided listings that closely matched our specific criteria.
During a third house-hunting trip to Los Angeles in July, following showing two properties, Martin took us to an open house on a property that had just come on the market. Upon entering the house, my wife and I were both attracted to the modern design, open floor plan, bright interior, and high-end appliances of the property that provided ample storage space. Mike sold me my first property about 5 years ago. Best investment I've ever made. The process was surprisingly simple. He took his time explaining everything. When we started I gave him my goals, price points, desired areas and budget. A couple months later we found a property that we loved and bought it. As far as paper work, he was very patient with explaining any questions I had, very organized and on top of it. It can be really scary purchasing your first home and a big purchase at that. He was amazing and honest which I appreciated. There were no surprises. He was very diligent and got back to me same day every time I reached out to him via email or phone. Fast forward to 5 years. Now we are selling the property. The market got stronger and of-course I wanted to take advantage of the opportunity. Put our property on the market and closed escrow a month later. Sold it above asking price. Again, was such a painless stress free process. Thank goodness for docusign. Mike Babakhanyan and Martin Lazarian brought a real personal touch to our family during both the listing and purchasing processes. Doing a RE sale and purchase simultaneously brings about many difficult scenarios in regards to time, lending options, and managing documentation. Mike made us feel comfortable throughout the process. Neither he nor his partner ever made us feel like we were asking for too much, never pressured us into ANY decision and provided both pros and cons for all options available to us. Mike also worked directly with our loan officer to make sure all the i's were dotted and t's were crossed, many times offering to review any and all documents sent to us free of charge. In addition, Mike made sure he or a member of his direct team was available on site during showings, inspection(s), and meetings with both loan and title. During our purchase, the seller's escrow company dropped the ball and Mike picked it up and made the right calls, passes, and provided overall direction. I believe that everything is a process, it has an initiation, a middle (workload) and an end. Mike made us feel like he was along with us on this ride throughout, he provided accurate comps, multiple options for outside services (lending, escrow, inspection, etc.) and ensured that all paperwork was done properly by all parties. Furthermore, I found his ability to take both praise and criticism evenly and without prejudice as a refreshing trait that allowed for us to better understand current and any future RE transactions we may encounter. If lending made a mistake on a document, Mike would own it and follow up with a solution. All calls were either answered or returned within the same day, if it was personal to us it was personal to Mike.

Mike also introduced us to his buyers agent Jack, who took on all challenges with a real go getter attitude. We were able to see both listed and soon to be listed properties. Jack did so on OUR schedule, not his. If we had specific questions regarding a home we liked, Jack would contact the proper channel and provide an answer, not juxtapose one out of thin air. As with Mike, we felt no pressure in deciding and even when we got close to potential deadline issues, everything was handled calmly with silent confidence and a smile. This gave my family the confidence in knowing no obstacle would be too great to overcome. Buying or Selling a home can be frustrating, having someone who sees your vision and takes personal accountability means that you don't have to do it alone. We didn't and neither do you, personal starts with the person, Mike and Martin team of realtors are the right people, so my suggestion would be to start there and take on a free consultation
